1. Purpose of This Disclosure
This document explains how Estra Financial Consultancy Service (trading as Estra Finance, DTI Business Name No. 5980911) earns revenue, the commercial relationships Estra maintains with lenders, and how those relationships may affect the information displayed on the Platform. We provide this disclosure so that you can make fully informed decisions when using our services.
2. How Estra Finance Earns Revenue
2.1 Referral Commissions from Lenders
Estra Finance earns a referral commission from participating lenders when a loan application submitted through our Platform results in a successfully approved and disbursed loan. This fee is paid by the lender — not by you.

- Commission rates may vary by lender and loan product
2.2 Subscription Fees
Estra Finance offers optional premium subscription plans to borrowers and property investors for access to advanced financial tools, equity tracking, and portfolio features. Subscription fees are disclosed at the point of purchase.
2.3 What We Do NOT Earn
- We do not charge borrowers any fee for submitting a loan application
- We do not receive payment for placing any lender at a higher ranking than it would otherwise merit
3. How Commercial Relationships Affect Platform Content
3.1 Loan Rankings
Loan options displayed on the Platform are ranked primarily based on your submitted information and objective lending criteria such as interest rate, loan term, fees, and eligibility. However, you should be aware that:
- Only lenders with whom Estra has a formal referral arrangement are available on the Platform
- Estra may give priority visibility to lenders with active referral agreements
- Loan rankings should be considered one input in your decision-making, not a definitive recommendation
3.2 Partner Lenders
Estra Finance currently maintains referral arrangements with the following lenders:
- BDO Unibank
- Bank of the Philippine Islands (BPI)
- China Bank Savings
- UnionBank of the Philippines
- Security Bank Corporation
- Metropolitan Bank & Trust Company (Metrobank)
- Maybank Philippines
- Philippine National Bank (PNB)
The existence of a referral arrangement does not mean that a particular lender is more suitable for you than any other.
3.3 No Bias in Eligibility Assessment
Estra's loan matching algorithm assesses your eligibility based on each lender's criteria — including Debt-to-Income (DTI) ratios, fixed rate periods, income computation methods, and credit requirements — and not on the commission rate any particular lender pays. Commission rates from partner lenders are standardised and do not vary based on which lender you select.
4. Referral Partner Programme — Commissions to Partners
Estra Finance operates a referral partner programme through which third parties (including insurance advisors, real estate brokers, and property developers) may refer clients to the Platform and earn a referral commission when a client's loan is successfully approved.

Referral partners earn a flat commission based on the approved loan amount:
4.2 How Partner Commissions Are Funded
Referral partner commissions are funded from the referral fees Estra receives from lenders. Partner commissions are not charged to borrowers and do not affect the interest rates or loan terms offered to you.
4.3 Disclosure to Borrowers
If you were referred to Estra Finance by a third-party partner, you should be aware that:
- That partner may earn a commission if your loan is successfully approved
- That commission is paid by Estra Finance, not by you or the lender directly
- The referral relationship does not obligate you to proceed with any loan application
- Your personal and financial information will be handled in accordance with our Privacy Policy regardless of how you were referred
4.4 Partner Conduct Requirements
All referral partners are required by Estra Finance to:
- Not guarantee loan approval or specific rates to clients
- Not present themselves as representatives or employees of any lender
- Use only approved Estra materials when describing the platform to clients
- Comply with RA 11765 and all applicable consumer protection laws
5. No Independent Financial Advice
Estra Finance does not act as an independent financial adviser. We do not provide personalised financial, legal, or tax advice. The information and tools available on the Platform are for educational and facilitation purposes only.
You are advised to seek independent professional advice before making any significant financial decision, including entering into a home loan agreement.
6. Your Right to Informed Decision-Making
You are not obligated to select any lender or product displayed on the Platform. You are free to:
- Compare options independently across multiple lenders
- Seek advice from a licensed financial adviser
- Withdraw your application at any time prior to final lender approval
- Request clarification about how any loan option was ranked or selected
